MOST WEBSITES OFFERING FLAT FEE REAL ESTATE SERVICES ARE NOT LICENSED WITHIN THE STATE OF OKLAHOMA, nor are they located here in our great state. Many of them are not real estate firms at all but simply individuals who have discovered a way to be the "middle man." In both cases, they are unable to list Oklahoma real estate for sale in the MLS and Realtor.com. They can however advertise these services as a newspaper would, take your money, then try to find a licensed real estate broker in Oklahoma willing to do the work. When a 3rd party middle man is involved in any transaction, the consumer pays more and receives less.
ALWAYS FIND OUT IF YOU ARE DEALING WITH THE LISTING BROKER OR A REFERRAL COMPANY.
Ask if you are speaking with the Broker that will be listing your home. Ask if the person you are speaking with is licensed. Most states do not permit unlicensed persons to perform sales assistance on the telephone. Many states require fees, commissions, valuation assistance, price determination, and marketing questions to only be answered by a licensee in the state where the property is located. Verify that the broker you are dealing with is licensed in the state where your property is located. You have less recourse against unlicensed entities and out of state brokers. |
